What to expect
A home inspection is an objective visual examination of the physical structure and systems of a home, from the roof to the foundation. The home inspector evaluates and reports on the current condition of the home and its systems, often in connection with the sale of the home. Having a home inspected is like giving it a physical check-up. Each area is checked and if problems or symptoms are found, the inspector may recommend further evaluation.
YOUR home inspector, Stu, will meet you at the home and answer any questions you may have prior to the inspection. He will then conduct the full inspection of the exterior and interior of the house and its components. This includes a visual roof and exterior inspection, an interior room by room evaluation, and operation of major appliances and assessment of the mechanical equipment. Whenever possible he will walk on the roof, check out the basement and/or the crawl space and enter the attic to get a good look at things. Sometimes specialized equipment is used to help assess the performance of equipment or identify problems.
A typical home inspection covers the main elements in a home including the roof, siding, exterior grading and drainage, gutters and downspouts, the mechanical systems such as heating and cooling equipment. It covers the electrical and plumbing systems, plumbing fixtures, windows and doors, appliances, structural elements, insulation and ventilation in the attic.
Throughout the inspection, you are encouraged to ask questions and take pictures for your own use. Stu will point out both positive and negative aspects of the condition of the inspected elements. It is your time to see your house a lot more closely through the eyes of a trained professional inspector and to learn how your house works, its current condition and the maintenance aspects.
Upon completion of the home inspection, Stu will review his findings with you right on the spot and go over the computerized report with you. At that time, you have the information regarding the satisfactory elements of the home as well as those items that may have been found poor or in need of further consideration. You will receive an electronic copy of the report via email shortly upon conclusion of the inspection.
